My Marketing Plan

 

The market is changing!  Don't leave your choice of listing agent to chance. Here's what I will do for you:

Prior to our appointment I will get a copy of your tax card and deed from the town so I can verify critical property information.

Together we will inspect your home, room by room and tour the exterior.  If necessary, I will make constructive suggestions to help make your home more appealing to a prospective buyer.  Resolving these issues will be purely voluntary, but could affect the ultimate price of your home.

You will need to tell me what personal items will be included in the sale such as window treatments, appliances, light fixtures, etc.

After touring your property, we will discuss the listing contract, showing procedures, and any concerns you may have.  There will be no pressure for you to enter into an agreement unless you feel ready to do so.

Once all the information has been compiled, I will perform a competitive market analysis.  The premise is that your home is worth no more nor less than comparable homes which have recently sold in your area.

At your convenience, we will meet to discuss my analysis and my suggested asking price.  If you are comfortable with my findings, we will execute the listing contract and other required disclosure forms.

I will take interior and exterior digital photographs for advertising, e-mail and internet postings.  Your home will be immediately entered into the NH Multiple Listing Service computer and sent to all the top agents.

I will post your property on the internet in at least 5 sites, including: 

If your property qualifies, I will include (at no charge to you) an animated interior and exterior tour for buyers to view from the internet.

Color flyers will be prepared to be placed in your home and used for faxing to inquiring buyers.

"Just listed" notification cards will be sent to your neighbors in case they have friends or family who might want your home.

Your property will be advertised in appropriate local and regional publications such as The Telegraph and the Real Estate Book.

If necessary, every 30 days, I will review the market to make sure we are still in line with competing properties. If not, I may recommend you consider a price reduction.

All offers will be reviewed and presented in a timely manner.  I will negotiate each offer with your best interests in mind.  All details of the Purchase and Sales contract will be addressed to eliminate any "surprises".

If necessary, I will be present during the buyer's home inspection and the bank appraisal keeping you up to date with the progress of the contract.

It will be my pleasure to schedule and attend your transfer of title.
